Its been interesting this past year monitoring the local real estate market and the battle for leverage between buyers and sellers. Past years it was relatively easy determining the buyer or seller markets and the leverage a winner proudly proclaimed, but in today’s real estate market it’s slight advantages and they’re short lived.
Looking at Central Florida’s real estate market today compared to just 12 months ago, available homes for sale has increased from 7,272 to 10,908. This is a significant increase resulting in more completion amount homes sellers, add all the new construction popping up…advantage buyers.
Real estate is still…and always will be about supply and demand.
Looking at the Dr Phillips community, today there are 226 single family homes for sale and from the first of the year there have been 221 single family homes sold, that’s slightly more than one home sold a day in Dr Phillips. With the increase in available homes sellers that price their home correctly in today’s market are the ones that are selling. For sellers everything starts at the list price, price a home correctly it will sell.
